Situated on over an acre on the Eastside of Seattle, this parcel backs up to a native greenbelt. The homeowners loved most every aspect of their traditional two story home, they came to Sundance requesting a design to expand their indoor & outdoor entertaining spaces while retaining the homes classic layout.
Solution: An Asian inspired yard was created through the use of materials such as madrona, bamboo, small washed river rock and a variety of plantings. A large madrona gate beckons the user to enter this tranquil site. The large space is divided by bamboo screening creating a series of secluded outdoor rooms.
Site: Native growth protection easement surrounding this site creates a secluded refuge. The high water table, setbacks from steep slopes, septic mound, and a section of woodland that divide the rear yard and created challenges. The owner wanted to incorporate a large covered outdoor room, spa, shed, greenhouse, and raised vegetable garden within the existing boundaries.
Site: This home is located on top of Finn Hill in Kirkland. The site is divided into an upper and lower yard. The transition between the two was insignificant and was not in scale with this yard. Both yards were wide open, flat expanses of lawn or blackberries, exposed to neighbors and the street. The lower yard elevation was 2 feet above the recreation room landing.
Site: Sloped bank moving into a sloped lawn with trees. Septic field, setbacks and wall height limitations presented design challenges. The owner asked us to create a substantial outdoor entertainment area suitable for both formal and informal entertaining. Solution: Through major restructuring of existing elements, regrading the yard, and relocating the septic field, we created a spacious garden that provides ample entertaining options.
