As time passes, and the design life of pavement reaches the end of its cycle, the rate of deterioration accelerates. Proper pavement maintenance will significantly lengthen the life of asphalt, but eventually rehabilitation and/or reconstruction may be necessary. Often more than one technique can be used to solve the specific pavement problem.
Seal coat is a mixture of emulsified asphalt, water, mineral fillers, and various other mixtures. Seal coats are applied directly to the surface of an asphalt pavement. It can be applied by a rubber squeegee, broom, or mechanical spray. Seal coat serves to seal the top of the asphalt, preventing water from penetrating the surface of the pavement and protecting the top layer of asphalt from oxidation and wear caused by exposure to the sun and air.
The color contrast of a newly striped lot is attractive and is a good indication that the property owner emphasizes maintenance. A well marked parking lot directs people safely around the parking area. Cross walks, stop bars, loading-zone markings, and properly marked pick-up areas, such as for customers boarding vehicles, inform pedestrians where they should walk, when to give right-of-way to traffic and what areas to avoid.
Crack sealing from Alliance Paving will help prevent the deterioration of the subbase pavement from infiltration of water and debris. The thorough cleaning of affected areas and the application of crack sealant will prevent further erosion of the surface and damage to the structural support of the pavement.
