Seal coating adds a protective layer over your driveway or parking lot. It's a shell that helps to protect it from the elements. Since seal coating protects you against all the other problems listed below, it will inevitably extend the life of your pavement. Your parking lot or driveway is directly exposed to the elements if it's not seal coated.
Asphalt maintenance goes beyond just seal coating. A lot of damage to asphalt can occur with water intrusion through cracks in the asphalt. Crack filling is an essential application in addition to seal coating for long term pavement protection. The most frequent cause of cracks in your asphalt driveway or parking lot is water that has seeped below the surface and expanded or contracted with freezing and thawing temperatures.
Seals the pavement from moisture and the elements, helps to protect the existing pavement and extend pavement life. Immediately after spraying this binder, a layer of crushed gravel is applied by the chip spreader. The newly chip-sealed surface can require up to two days to cure properly. Hot, dry weather helps speed up this process in which all of the remaining water in the emulsion evaporates and the asphalt hardens.
