2. Submission to HOA, negotiate and securing approvals from the architectural committee. Quite often the approval is conditional with numerous comments. The client will be apprised of the comments and conditions and if need be, we may need to resubmit and negotiate. This process, depending on which HOA and who is in charge at the time, may require several weeks.
If you are planning to remodel your home you as a homeowner you are responsible for getting all of the proper permits. Even if you use licensed contractor that should know what projects require permits double checking with your city and county is recommended. There are no Federal or State standards and ordinances vary city by city, the only way to know what codes apply is to go to the City website or call.

Adding an in-law suite, w/kitchenette, to my home was a major endeavor for me and I wanted it built right. I wouldn’t see myself spending $60k - $70k and not be happy with the finished product. We used Olivio Remodeling to completely remodel two upstairs bathrooms. Franco and team were fair and clear in their pricing, even making recommendations to help us cut costs but not quality. All of their contractors were friendly, professional and cleaned the work area each day. They did great work, and we would use them again for a future project.

Franco and his team do fantastic work. They are clear on the process and schedule, on-time, and professional and willing to problem solve at every turn. The work they have done for us in our kitchen looks fantastic and they are very reasonable. While doing our project we were having work done by another contractor outside and when they ran into a problem he helped us fix the other contractor’s work.
