Who will you be working with? One of the ways we stand out from other firms is that we realize that if clients could draw their own plans, they would. Since they need help, it is critical that we "put ourselves in your shoes" and see the project from your perspective. In other words we don't have a certain look that we force on you.
We offer a Feasibility Phase for a very reasonable flat fee. That service includes Measuring and Drawing the Existing Conditions, Design, Zoning Analysis, and Cost Estimate. Some clients take a break using those the plans as a vision they can share with lenders while they arrange for financing. Once the design is finalized, the fee will be "fixed" - before finishing the construction documents.
We will begin the design process responding to your concerns and your intuitive approach to the solution. We will also suggest any other options or improvements that might be appropriate for the house, but aren't obvious at first glance. Its like solving a three-dimensional puzzle, resolving many conflicting forces at work.
Division 5: Metals- Structural Steel, Miscellaneous Steel connectors etc, Cold Formed Light Ga. Most houses are framed with wood. There are pros and cons. It's inexpensive, well known by many crews, but it does interrupt insulation, can become "Mold or Termite food", can rot, twist, shrink etc. Another alternative is light guage metal stud framing.
I suppose many architects wish for the perfect client who would allow total freedom to incorporate every feature that an "Ideal House" should have. Any one project might only incorporate one or two. A perfect house would balance many of the comfort and environmental conerns with the Aesthetic focal points.
