Buried Propane tank for gas service to: Central heat, Cook-top, Dryer, Hot water heater and Fireplace. Electrical pre-wire and propane line stub out for emergency stand by power generator (Generac). Instead of using a tank, the tankless water heater allows the water supply to quickly move across a heat source and come up to temperature fast.
Because we choose to build a limited number of homes each year, Hancock Homes is able to provide the highest levels of personalized attention to detail from concept to closing. We will guide you through all of the key steps of the home building process.

It was a great experience working with Karl and Dana Hancock. They provided regular communication and always delivered what was promised. I was updated on progress or issues and was consulted on how to solve them if they impacted me. I was very comfortable throughout the entire process. Karl has a strong understanding of the building process and a great contractor network and Dana contributed significantly to the design and budgeting of the project. My wife and I wanted to make a move to warmer weather and decided on Austin. Next we thought about building long distance but quickly gave up on that idea. Over the course of a couple of years we would come down and tour the homes for sale trying to find that one house that checked off most of our boxes. We came across a Hancock Homes built house and set up a showing with a realtor. This was the home for us. This Hancock Home was very well built with a lot of upgrades that we were looking for.
Since we moved in we have had Karl build a detached garage/work shop and extend and cover the porch.

My wife and I moved to the Hill Country area about two years ago and met with several different builders. Once we met with Karl and Danna, we knew we found a partner.
They were great to work with every step of the way. Danna assisted with picking out tile, surfaces, etc, while Karl got to work getting our dream home started.
Karl was there every single step of the way, ensuring that every detail was addressed, crews showed up and did their job, and everything was on task.
Ultimately, a little over nine months later, we moved into our perfect home.

We have built two beautiful houses with Karl. He has always acted professionally and made sure we were updated on the progress of each step of the build. Karl was available to meet with us whenever we had any questions, even though he had other homes he was building at the same time. We are in the middle of our third house with Karl as our builder and anticipate building more homes with him.

I have NO doubt that Karl can build a good home when he wants to AND things are just right for him. The problem is when he gets too busy and something goes south, he WILL BAIL ON YOU. We are a real example of this poor fly by night mentality. Look into why he had to start new here in the hill country after 20 years in Galveston. We wish we had dug deeper before we decided to go with them...after being impressed with their sales presentations. If you use the Hancocks, you ARE flipping a coin.

What can you possibly say to someone who is about to make the biggest investment in their life.....your custom built home. I would say that you are taking a partner, one who will listen to you, work with you, and make suggestions in your best interests.....not theirs. Karl Hancock is a man of integrity . He is honest, has strong moral principles, and does the right thing when no one else is looking. Karl and I worked as a team to build my dream home. I am just as happy with my home today as I was 17 years ago when he completed it.

Giving these people one star is too generous. Beware of smiling builders and cost plus contracts. We had to pay thousands of dollars twice to correct bad and shoddy work. Materials were either under ordered (slowing down the job) or over ordered (we had to cover the cost). The only two they would cover were the over order of stone and the redo of our living room ceiling. Even with paying literally thousands for many corrections, we are still left with damaged painting, disappointing floors and now two holes in our very expensive roof. I would not call Karl Hancock a home builder but rather more
