KMA is a nationally known firm that specializes in universal design and accessibility planning. Accessibility planning and universal design are specialties, and KMA is a unique source in New England for this expertise. We assist our clients with innovative strategies for complying with the Americans with Disabilities Act (ADA) and the Fair Housing Act, and work with families to make their homes comfortable for family members of all ages.

Although the ADA is 25 years old, KMA has been specializing for over 30 years in inclusive design and social justice through architecture, civil rights, industrial design, planning and gerontology. Our clients include individual homeowners, colleges, hospitals, multi-family developers, asset managers, architects and attorneys.

Services
There are many local, state and federal accessible design and construction requirements, and they differ depending on a project's location, building type, and funding source. KMA works with developers and architects to confirm which standards apply, and then provide plan review and construction site visits to ensure full compliance in the completed project.
KMA conducts two types of access audits for property owners. One is an "Access Issues Audit" that identifies key barriers in a building and any regulatory requirements for their removal. The second is a "Comprehensive Access Audit" that identifies all the architectural barriers in a building or facility and can provide budget estimates for their removal.
No investor wants to purchase a property and discover conditions that require costly mitigations. Increasingly, entities engaged in the acquisition of properties in the hospitality, housing and commercial sectors are looking for in-depth analysis of a property's compliance with the ADA and FHA as part of its Due Diligence assessment.
Understanding the compliance of an existing facility is critical whether developing the scope of work for a planned alteration project or assessing a company's affirmative obligation to remove architectural barriers. KMA performs existing conditions 'access audits' for facilities in all market sectors including housing, commercial, hospitality, transportation, government, hospitals, and education.
KMA reviews plans for architects, civil engineers, and developers to ensure full compliance with relevant accessible design and construction requirements of apartments, condominiums, senior housing, dormitories, hospitals, and educational facilities. KMA also conducts construction site inspections and post-occupancy evaluations to ensure compliance with accessible design intent.
