We started to look for Mold Inspectors out there and honestly I felt like others where just in it for the money, and nothing more. However, from the moment we contacted this place the lady over the phone was super sweet, caring, and kind. Okay experience. We requested a mold inspection including crawl space, which came to just over $600. I thought this would have included a detailed review of the main home as well, but the inspector glossed over the main home (just took a quick look at problem areas I pointed out) and just scrutinized the crawl space. The crawl space diagnostic was helpful, but overall I'd say value for the money was not great.

I started out super happy with CSI and their services. They were quick to respond to questions and provide a quote but they ended up charging double for the service. We were told clearance testing was $300 (which is what our estimate said) then when the invoice came it was $600. $300 for the clearance report and $300 for 3 samples. We were told they misunderstood that it was for clearance testing (even though I had our emails indicating it). I understand that people make mistakes but they were not understanding and were rude about it and refused to honor their original quote. We ended up paying

Samuel was great, it is a bummer that there's mold in my house but I was 100% sure there was mold anyway. Very nice, professional guy. I felt very comfortable with him in my house. I worked with Sam a couple of times. Generally he did a good job. On the last job, a pre-purchase inspection on a home, I called to inquire the cost. I was told it was $300 for the inspection and $125 for each additional mold sample.
When Sam arrived, he informed me that it was $450 for the inspection, he didn't offer or take air samples and wanted to charge an additional $200 to inspect the crawl space. His entire inspection took around 40 minutes. For a new home inspection, the crawl space is critical to inspect.

I found CSI on Yelp and was so glad that I did.
Samuel Dixon arrived on time and was a pleasure to work with. He meticulously checked everything that I suspected had mold issues and some things that I did not know about.
I just finished reading his report which included photos and readings with all his testing equipment. It also included his recommendations on how to eliminate the problems now and in the future-everything is spelled out very clearly. Simply put, "the man knows his stuff." I would highly recommend him as he is both professional

A lot of mold inspectors are BS, just glorified home inspectors with an air test kit.
Sam Dixon is the best. Smart, honest, knows what he's talking about. This is the second time I've used him in six years. He was good then, he's still good now. (I almost didn't call him this time, because I kept looking for CSI Mold in the Yelp recommends, until I realized what CSI stands for.) Very reasonable pricing, no hidden fees.
If you've ever felt frustrated dealing with a contractor because they can't give you a straight answer (since, probably, they don't know), or

Sam is incredibly knowledgeable, honest, and gives a very reasonable assessment of any situation. I'm a bioengineer, and I can say that Sam knows about biology and physics and can explain what is going on and why. In my case, despite signs of mold, there were no underlying problems and Sam did not try to sell any expensive tests or remediation that weren't necessary. Highly recommend Common Sense Inspections.

Samuel could not have been more honest, or more informative. He could have easily taken advantage of my vulnerability to mold infestation, or my lack of knowledge about mold.
In fact, his competitor in Pasadena (on Greene St.) did just that - took advantage of my ignorance. Just like the name of the service, Samuel used common sense -- and as a result saved me hundreds of dollars. Do not call anyone other than Common Sense!!!

I highly recommend Common Sense Inspections. Samuel performed an inspection and tested for Formaldehyde. I was worried it was a newly installed wood floor. The wood floor tested negative for Formaldehyde but a newly installed cabinet in the laundry area tested high positive for Formaldehyde. I was relieved it was not the wood floor. I had the cabinet removed and my symptoms have disappeared.
I purchased an IQ air purifier that removes Volatile Organic compounds from Common Sense Inspections. Samuel personally delivered the purifier and before he left he made sure that it was in working

Samuel was professional start to finish. His tools and hazmat get up reminded us of Ghostbusters. He is completely knowledgeable, and walked us through all he was testing as he did it. We subsequently received a comprehensive report with his findings, including photographs, which we used to send to our landlord regarding serious environmental issues on our property.
To boot, Samuel is a friendly and like-able guy. We would recommend him to both tenants and property owners.

Sam and CSI provided the best customer service experience I've had in years. He comes to the table with an empirically-based approach, a wealth of knowledge in the field, and advanced tools when the situation calls for hard data and evidence. I also think it's telling that his business doesn't offer any remediation services.
