Even small amounts of mold inside your home or business may cause serious health issues, from allergies to life-threatening conditions like respiratory and nervous disorders. A property with visible mold or elevated airborne mold spores is neither fit for living, nor can/should it be sold - it remains a burden for both the homeowner and the real estate agent.
Using an Infrared Camera, we will inspect the property to identify areas with excessive moisture or heat loss, detecting the problems that are invisible to the naked eye. An infrared inspection is a non-disruptive way to view moisture issues. Moisture is the cause for Mold, Decay, Termites and a variety of other structural problems.
An additional service we offer is Protocol writing. A mold remediation protocol is a set of written instructions for the remediation company to follow to properly correct the water damage/mold issues at hand. The plan details the property areas that have been affected by water damage and or mold, and the specific steps necessary to correct the issues properly.

We had an air conditioning leak in the wall. After finding and fixing the leak, some mold remediation was necessary. In order to know the scope of our problem, we called Dan at Expert Mold Testing. He was available within 24 hours to test and by 48 hours, we had the results of all 7 tests. After the remediation, he tested again and let us know the best way to assure this issue was behind us. I can't thank him enough for his response and taking his time to explain to us the things we didn't understand. We wish there was more than 5 stars to give.

I'm a Property Manager and have hired Dan Brave with Expert Mold Test a few times. He's prompt, professional, and courteous... Always! He will go to a property to take samples within 1-2 days (pending the tenant's availability) and I will receive the lab results back ~48 hours later. When he sends over the lab results, he always includes a very detailed email explaining what the lab results are showing. He takes as much time as I need understanding everything. He even has the ability to accept payment online, which is super convenient. I can't recommend him enough. He's the best licensed and certified

We selected Expert Mold Test in part because the website came across as professional with deep experience and expertise. Dan is indeed professional and has the experience to back it up. Dan came out to a vacant rental property for me to do a mold test. He scheduled me quickly, and exhibited excellent coronavirus safety protocols. We recently hired Dan to test the mold in a 100-yr-old house we're hoping to buy. He is super professional and pleasant, and walked me through the process. I have a rental house that was damage by water in a part of a wall. I send a message to Dan on a Sunday on yelp, and right away he send me back a quote and went to the house the following morning first thing.
He did the mold check up but he also give me notice of other things going in the rental house that needed attention, even if they weren't mold related.
And sent my lots of picture. It was easy to pay online. Lab results in 24hours, was able to tell me on the spot that they weren't any concerns.

Dan was amazing! He was polite, professional and understanding on the phone and in person. After telling him a bit about our issue, he was able to meet us at our house the same day to investigate. This is unheard of these days. He was able to make some recommendations and within no time our issue was no longer an issue. I would highly, highly recommend Dan and Expert Mold Test.

Dan immediately returned my calls, arrived early for the appointment and we had a great rapport. He clearly explained the process of what he was doing to check and test for mold to quickly put my concerns at ease. If you are looking for an expert, reliable, honest, and caring professional, Dan is your guy! It is obvious that Dan values his customers' as well as his time. He arrived to our appointment as scheduled, explained the process as he was performing the mold test, was engaging even with our 6 year old daughter, and we had our results in 24 hours. He sent us an email with the results, which was then followed by a phone call to explain the results and answer any questions we had. On November 23, 2016, I had an emergency (mold in my hotel room that my two year old little girl was playing in). I called Dan with Expert Mold and he arrived in a matter of minutes and took mold samples and rushed them to the lab for testing. Within 14 hours I had the test results in my hands to provide to the doctors treating my child for her respiratory problems. The lab test results were just what the doctors needed. Dan Brave is top notch! When I initially suspected mold I called a mold company that did testing and remediation. They came out did a visual inspection, told me I had mold and sent me the estimate to remediate. I decided to get a second opinion, and I'm so glad I did.
In speaking with Dan, I learned a how mold testing is actually done and the remediation process. When the test results came back I found out my mold issue was not as bad as I was led to believe.
