TIS Foundation Repair Our goal as a customer service oriented foundation repair company is to treat every client's home as if it were our own. Exterior or interior indications of foundation problems could be caused by either settlement or upheaval. Settlement means a portion of the house foundation has dropped below the original foundation elevation. This occurs due to a loss of soil bearing capacity caused by compaction of fill, loss of moisture in the supporting soil, or due to the erosion of the supporting soil.

In many cases, settlement originates and is more pronounced at the perimeter of the slab since the slab perimeter is the most susceptible to loss of moisture and differential moisture conditions. Note that some damage is strictly "cosmetic" damage that does not interfere with the foundation's load bearing capacity.

Central Texas homes and commercial buildings are typically built upon expansive clay soil which reacts to extreme seasonal changes. The soil gains volume as it hydrates during rainy times and shrinks in volume during times of drought. Seasonal changes, clay soil, and poor drainage raises and lowers property elevations allowing structures to move with the soil.
Cracks in brick cladding may indicate a sunken footing. Look for "stair stepping" cracks near window and doorways, running vertically or diagonally near the ground and foundation corners. Uneven, sunken concrete slab, garage slab, separation of concrete slab, steps, patio or sidewalks all may be signs of volatile soil or settlement and should be repaired before becoming hazardous.
The foundation is dependent upon the soil that surrounds it to hold the foundation in place. In theory this relationship should stand the test of time, however, the one variable that cannot be controlled is that the soil beneath and around the foundation is constantly changing. This is due to a variety of reasons, and is common in the TEXAS.
Many foundation repairs are due to years of neglect and could have been prevented or delayed if the homeowner took preventative measures to maintain the foundation. Came out and quoted a job, scheduled the work and no showed the appointment after my wife took an afternoon off to be there for them to do the work. Afterwards they won't pick up the phone when I call. What kind of company schedules a time and no-shows a client?
