Mike Smiley was born and raised in Northeast Florida and has watched each county grow and flourish to what it is today. Mike was introduced to construction over 18 years ago starting as an Assistant Superintendent for Dr. Horton.

What type of "property preparation costs" should we expect for getting the property we are purchasing ready for construction?. These costs include wells, septic, loads of dirt to level the property up to required final elevation for construction due to flood plain or other drainage requirements for the location.
