I would leave 0 stars if I could. Do not rent from this management company. Leor Sabet is a bully who will call and scream at you if you dare to complain about the building. After a severe water leak no one dried or cleaned the carpet in the stairs and after complaining Leor Sabet called and screamed at me, telling me I was an ungrateful tenant and that I was lucky he let me live in his building.
Getting my security deposit back was also an ordeal. They did not follow the housing law that requires an inspection of the unit and then tried to not respond when I sent emails about the security deposit

Never rent from this company. We had an incident where sewer water was coming up from our shower and could not reach anyone on the emergency maintenance line. In addition, they robbed us of $2,000 from our security deposit for leaving a few (patched) holes in the walls from picture frames. When we tried to call them about it to receive an itemized bill as required by law, they screamed at us and threatened us with counter-claims if we were to take them to small claims court. Horrible service, horrible people, do not give them your money.

I rented from them for two years. I just moved out and they charged me $750 for normal wear and tear. Including charging me painting service. I've never been charged this in my life. They charge me to patch a hole the cable company uses to feed in cable. As an actual tenant, they refuse to discount my rent when my radiator broke the coldest week of the winter and I ended up staying in a hotel. Additionally, the radiator leaked throughout my time their, ruined a $600 rug and again there response was "not our problem". I will never rent from this group again.

I would literally leave 0 stars if I could. My roommate and I are beyond aggravated after our experience with this group. Before the legal end of our lease, they came into our apartment and painted prior to us fixing the three minor damages from wall hangings. Also, they removed my roommates belongings she hadn't moved out yet and never answered her regarding where they put her property-and she still has yet to get it back 3 months later. We called them four weeks in a row receiving no answer or a very rude woman who said no one could take our call and hung up on us. We then received our security

So I have been living in one of their East Village buildings for just under a year now and I have had ONE issue, my dishwasher was not running properly, so I put a request into their appfolio portal and someone came within about 24 hours, cleaned the filter or whatever it was and that was it.
My experience has never been anything but positive, I see the reviews below and to be honest, they make sense. After living in a building in the Garment District which was great... I decided after so many years in NYC I finally wanted to live in Chelsea/West Village and let me tell you some of these reviews must be grossly exaggerated or people who have never lived in Manhattan before.
I must see someone cleaning my halls twice a week. Some of these apartments including the one I am in are a brand new looking renovation in a pre war building. I don't consider myself super high maintenance but if I ever do submit a request in appfolio I will say they do get to it quickly.

I lived in this apartment from 6/2019-11/2020. Throughout living there, we our stove and oven were pretty much so deteriorated they were not functioning. After raising this issue multiple times, the landlord ignored our requests after initially agreeing to replace it.
THEY WILL NOT GIVE YOU YOUR SECURITY DEPOSIT BACK!! It has been 4 months since I'… ve moved out. The Sabet Group refuses to answer my calls and emails, and after "losing in the mail" 2 times, stopped answering me to pick it up at the office. The rooms are incredibly tiny and management is terrible. DO NOT LIVE HERE!!!

Our daughter rented a Sabot property from May 2019-May 2020. It was a nightmare. Their apartment was fruit fly infested, coming up from basement trash cans that flew in via an air chute vent. Innumerable emails and phone calls went unanswered. She and her 2 roommates finally had to withhold rent and have a lawyer prepare a lawsuit citing NYC code violations to get them to act. Even then, the problem was not solved properly.
There were many other valid complaints that went unanswered that are too numerous to cite. The common thread was management was simply 100% unresponsive and totally indifferent

Take it from me - do not rent from the Sabet group. They will not answer your phone calls or your emails. Their office is in some sort of hotel lobby - very weird. We had to threaten legal action before we could get our security deposit back. One time we were locked out and they refused to let us use a key so we had to pay $1000 for an entire new lock. Later we found out they had someone in the building with our key at the time, but we were told "they don't do that" as a policy when we asked to borrow a key just to get inside to get our key. In September 2019 I rented a unit at 156 W 20th st. We moved in on a Sunday because the place was not ready and when we arrived , to our dismay, the place had not been professionally cleaned or painted. The refrigerator was dirty and the floors or the bathroom had not been cleaned too well. After the movers began to bring our stuff in , a guy showed up with a small brush and a small bucket of paint to cover some spots that had scuff marks. The Sabet group really screwed us over on our move out. They kept over $1000 of our security deposit for "painting the walls," which didn't even need painting - we only had 1 wall to paint because it was ALL exposed brick so they are just lying and keeping our money. Horrible experience, stay away from them at all costs.

I've had a great experience with Sabet Group (their 20th street location). They helped out with maintenance, gave my security deposit back on time and was overall a pleasure to work with.
Management was kind and very helpful during my stay. If I were to ever search for apartments in the future, Sabet would be one of the first calls I'd make. Sabet is great.

DO NOT RENT FROM THEM!!! If I could give Sabet Group 0 stars I would. I lived in one of their buildings for 2 years and moved out in July. I've reached out several times for a status on my security deposit ($8k!!!!!) and they have not responded to any of my emails. It has gotten to the point where I have to take them to court to get my money back. Absolutely ridiculous. Not to mention there were several times we have no running water for over 24 hours, a ceiling flood they failed to fix in a timely manor damaging the apartment and personal belongings, and an intercom system that was broken

I lived in a Sabet Management property for two years in the West Village neighborhood of Manhattan. Not only did they charge exorbitant fees when moving in, but throughout our time there they often ignored our maintenance requests and were unavailable for help. We left the apartment in as good condition as any person could have, hiring cleaners / spackling walls / removing all furniture, but have yet to receive our security deposit refund in the two months since we moved out. They cannot confirm when we will receive it, whether or not it will be itemized, and they will not pick up our phone calls
