We made an offer based on Chesmar's blanket contract and as a Veteran we informed Sales Person, Hunter Weakley, that we will use our VA Home loan. Within blanket contract they have a VA Amendment to Contract that essentially states that home must appraise based on VA Appraisal, renegotiate if it doesn't, terminate contract, or proceed with initial offer. Well, that Amendment holds no contractual obligation to the Veteran buyer as Chesmar salesperson stated all customers have to sign an appraisal shortage form meaning you have to sign an Appraisal Gap clause. This essentially waives your

Chesmar lies to their customers about the warranty they offer. I purchased a home from Chesmar almost 2 years ago because I loved the warranty option. It was almost instantly after I purchased my home, Chesmar's warranty items were only if they had an issue with the item, they would fix it. If they feel like you could live with it, they won't. I have been told, I do not have hot water.... "this is as hot as it gets." I have gaps between the vent, "that is how the ceiling is made". My ceiling was leaking due to a plumbing issue, my downstairs air was ran with my upstairs

I live next to a new construction Chesmar home. The contractors putting in the sprinkler system cut through the line providing internet to my house. I am lucky enough to work from home, but have to use internet to do my job. So, I am out of work for a day and Chesmar did nothing to fix the problem or make up for my lost day of work except to say " We are sorry. We all so sorry." Words are cheap. Sorry doesn't get me my lost day of work back. Chesmar and their representatives who I dealt with couldn't care less about the problems they cause. I would not want to buy a home from them.

The response to home warranty repairs by the builder is terrible. You are told to use a portal that no one responds to. You then have to write emails to the customer service email address and there again no response. I have a front door with issues and they still have not fixed after over 3 months of waiting. Extremely disappointed.

This Company has been terrible to deal with. They didn't install the windows properly on my new home. 1st time I called them while my home was under warranty because one of my windows cracked because it wasn't installed properly, they came out and repaired it. Called them back out because they didn't seal the window properly and every time it rains I get water coming into my home. The guy comes out looks at it for 10 seconds and tells me they just forgot to paint from the last time they fixed it and water was not coming into my home, and that he wouldn't be able to do anything because my home was

Long read below but in short, I will not recommend anyone to buy from Chesmar Homes. I hope future home buyers read this before choosing to go with Chesmar.
Being a first time home buyer, I am not pleased with how things have been going since moving into this brand new home. I'm on my third month now and it's been problem after problem. It's been clear that chesmar does not hire competent subs to build their homes over here. The workers they use are just here for a paycheck, get in, get out & move on to the next house w

I recently closed on a Chesmar townhome in Harmony community of Spring, TX in early March 2020. Not a bad overall experience.
CHESMAR - The home's construction was very good and I'm pleased at the layout. I love the vaulted ceilings, the crown molding, the granite countertops, and the layout. I got my own personal inspection report, and the Construction Manager promptly fixed the outstanding items. We did have a difficult conversation about cabinet doors not having enough finger space to grip or open, but they resolved the issue to my satisfaction. I worked with realtor Heather

I have lived in my chesmar home for almost 2 years. Overall not bad but...
The 3rd day after closing, our roof was leaking. We contacted them immediately. The roofers came out and 'fixed it'. Why I had to go through the chesmar portal and submit multiple claims over the course of 2 years, to fix this leak?
The roofers came out again for the last time, and blamed it on the ac vent, which is coming out of the roof! The barrier around the AC vent was caulked over and over by the roofing company. They took one look at the problem from inside the house, blamed it on the AC, didn't

Chesmar builds a good home, my problem is with their sales practices. ASK ABOUT THE MUD. We weren't told about the MUD and after we bought and moved in we got a notice of escrow deficit for almost 9000.00. When I called the tax authority they said it was the MUD. She also told me they caution the agents to inform buyers of the MUDs, but the agents refuse to because they'll lose the sale. Had I been informed of the huge MUD, I wouldn't have purchased. I also because acquainted with a former Chesmar salesman and he said they were instructed not to mention the MUD. This MUD adds over

Just bought a Chesmar home from Shelly Woods...ends up she sold all the houses around me to an international client. What does that mean? I basically own a house in an apartment complex. When one house stayed unoccupied I asked what was going on. Shelly claimed it hadn't funded yet...turns out is just didn't have a renter yet. Yep, the houses on both sides of me a rentals! DO NOT BUY from Chesmar or SHELLY WOODS!!! She may have not lied....but she withheld the truth, even when directly asked. Then claimed ignorance to the fact while defending it. Wiat...never mind...she did lie

If it is possible, I would give the construction side of Chesmar 0 stars. I was moved to a different lot, then had to live in a hotel until the lot was finished. Home was pushed back for closing 2x! Was promised it would be ready Dec 12th and finally able to be moved in Dec 20th. For three weeks before move in I had been arguing with head co tractor Chris to get things done and was told we have it scheduled and it will be fixed. On move in day, 1. my blinds still were not in, 2. Orange stains all over my carpet, 3. Carpet did not go to the wall or tile, 4. Tile in two different directions in the

My home purchase has been a disaster. All the sheetrock on the ceilings of the home including the garage had to be redone. This caused sheetrock dust to get on my new furniture, vents, and everywhere else you can imagine. We had to live in a bubble for over three days. We have lived there one year and still have over 20 punch list items incomplete. My neighbors have been there 2.5 years and I still have issues. I had to get my own inspection to find the rooms I complained were hot was because of pinch ducts, air filter in the AC in backward, damaged shingles, wrong interior doors, etc. They even

I think it unprofessional to use the word lie, but then I can think of no other word that suits the 5 months of my life that was just wasted in waiting for our new home to be built in The Woodlands Hills by Chesmar Homes. In the end, we walked away - why, you ask? Well, because no matter how much you have your heart set on something and no matter how long you have waited because you were able to pick all your colors and selections and made it your own- I am just not going to make that payment every month knowing I was lied to and that my house looks just like the one 4 houses down, after we were

Such a disappointment. We were constantly having to reselect our selections because they would run out of their vendors would stop making the product. Even when you have it in writing on a contract, they say they have the right to change their selections at any time. But if you decide you want to make a change, they act like the world is coming to an end. They boast that their prices are so low compared to other builders, but what other builders have standard, they have as upgrades. Everything is an upgrade. By the time you are done you end up with as much or more per square foot as the bigger

After dealing with so many different builders/sales reps trying to find a home, I was on the brink of giving up. In fact, I thought I had looked at my last model home which was another builder across from Chesmar's Model on the same street in the Avalon/Pflugerville, TX neighborhood. I drove off and was about 5 miles away when something told me to go back check out Chesmar.
I was greeted by Kristy C. She was so helpful, friendly and patient. Compared to everywhere else I've been, I felt I was in another world. Other places just seemed to lack motivation and willingness to help; where

We were very excited about building our home with Chesmar. There were some disappointments during the options/contract period to what we were getting to what we actually received at closing; however, we can let those go with a bad taste in our mouth. The real problem has to do with the landscape irrigation quality. I live in a large master planned community with many of the large production builders, and the Chesmar homes in my development have all experienced the problems. When we complained about the issue, the Construction Manager told us he would not do anything about the pooling and drainage
