It is very important that you ensure you are cutting your grass at the right height - the taller the grass, the deeper the roots.
Irrigation rotors need to run at least 45-60 minutes and make sure the heads are adjusted to cover from rotor zone to rotor zone. Pop up heads require a minimum of 30 minutes and make sure they are not impacted into the ground and are high enough to reach over your turf.

Depending on what the builder installed you may have Floratam, which gets 'taller' than the rest, or a semi dwarf type like Seville or Palmetto. The semi dwarf grass can be cut a bit lower than the recommended 4''-5'' for Floratam.
