Asphalt is one of the most common paving materials used around the country, partly because it is non-permeable. Because it is made from a combination of aggregates and composite materials, it is also virtually weather resistant, water-proof, and is unaffected by harsh chemicals and solutions. If you have chosen asphalt as your paving material, you have made a wise decision for your property.
Although concrete is one of the most common paving materials used across the world, admired and sought-after for its various properties, it is also porous, which means it is susceptible to certain damages caused by natural elements, chemicals, and more. For this reason, concrete requires proper installation, routine maintenance, and sometimes, repaving, overtime.
Sealcoating is a vital addition to your pavement maintenance plan, as it provides protection against some of the most damaging outdoor hazards and elements, including freeze thaw cycles, ice, snow, heavy storms, water runoff, oxidation (rust), oil drippings, gasoline and other chemical spills, and even the harsh UV rays of the sun.
Potholes are created by excess moisture in asphalt and concrete pavements. This is usually a result of snow, ice, and rain. Porous pavements, like concrete, lose their protective coating after a few years as a result of natural wear and tear. The same can happen to asphalt paving as well. When this happens, they become vulnerable to water accumulation in their pores.
Asphalt, although highly durable and dependable, is not meant to last forever. Not only does asphalt pavement require a certain degree of routine care, it will eventually require minor to moderate repairs along the way, and eventually, full-on milling and overlays or repaving services. Fortunately, there is no need to fret about the impending or current asphalt repairs needed for your commercial or industrial property.
