Update: closing date pushed back from NOV to now Feb. I don't think we will close in Feb as the framing is complete but we have been waiting on windows and doors for months.

Was told I would close on my home in august.... That came and went. Then, I was PROMISED I would close BY Halloween, next came the "sign this contract extension and we'll get you in NO LATER than mid-November." Yet now, I'm set to close end of december. I'm about to be homeless and they could care less. They took every bit of my money and now they're taking their sweet time. Horrible experience.

My details are about the process in particular. I spoke with Ms. Tracy Carraquillo a few months prior about information regarding the property. I was informed I needed to get a approval letter from one of the 3 property lenders they provided the be added to their list when a lot opens. I got the pre-approval letter and provided all the necessary contact information. So after a month or so I checked in to get any updates on future release, granted the property increases in price 5k every two weeks. The longer you wait the more expensive they become. She stated her # is text friendly. I was told

Never in my 52 years have I ever had to seek an attorney but I definitely will be first thing in the morning. The issues with this house are are more every day... newly constructed homes with no occupants have blinds I closed last month and still no blinds in the scorching heat of September ... my hardware for the locks to my front door were not completed.. the kitchen sink looks old and worn... The bathroom faucet handle fell off yesterday and the backyard was promised to be completed prior to me moving in .. not only is it not completed the construction workers obviously used it to dump trash

Was terribly disappointed on the initial inspection walk through on a newly built house. There was water damage in the cabinet under the kitchen sink, dishwasher incorrectly installed in the cabinet, walls that bowed, broken cabinets with paint overspray on them because they were installed before the walls were painted, door frames that didn't touch the floor, garage door and railing that was hanging and partially connected to the ceiling. These are just some of the many things we found.

We had horrible customer service with this builder and I do not recommend them at all. They, the on-site agents of two separate SDH neighborhoods, kept stringing us along about being not to far up on their wait lists and we got in during the "presales." At one point one of the sales agents guaranteed us a lot only to tell us a month later they gave it to someone else. They then tried to offer us a lot (we had already previously declined) with a spec home with a starting price $30k higher than it would have been had we gotten the lot we were promised. On my final 11 month walk through, i requested repairs for nail pops and foundation cracks. They sent bros drywall. The guy wasn't professional at all. He looked at me crazy when I asked him did he have shoe coverings. He didn't. So, he and the other painter took their shoes off. I thought this would be common courtesy these day but I guess not. So the put spackle over all the pops and cracks and left. It was a week later and no one came to paint over the spackle. I called Smith douglas and left several messages and emails. Finally they came back to finish other repairs but not to paint

Do not ever buy a Smith Douglas home. This is one of the single most corrupt corporations I know. The quality of their homes is garbage. They use untreated wood for exterior trim, and don't even bother priming it. They damage existing structures and don't even care. If they are building next to you, please do yourself a favor and document your entire home before they start building. They will use a full size vibrator compactor within 5 feet of your home and destroy your concrete structures. The quality of their work is just terrible. Buyer beware. Lazy and lacking integrity and quality. We will avoid Smith and Douglas homes like the plague in the future and strongly recommend against buying to any friends and family. Luckily this is a starter gone for my family and I as we plan to size up in the future. They cut corners, didn't originally build common areas in neighborhood to code. Luckily we had a neighbor with experience on an HOA board who was able to make some things happen. Oh and they agreed to have a dental office built at the entrance of our neighborhood without telling anyone until every house was sold. NEVER again.

Mediocre home at best, very nice style but horrible craftsmanship. The home looks like it was painted in the dark. The cheapest of the cheap upgrades were used, every after they charge you double. Fixtures do match, angles are all over the place, be careful when mounting things on the wall, they don't use 16 on center studs like most builders. If it wasn't for the housing market crisis, I would have walked away!! Of you do buy from them, DO NOT pay for upgrades they will rip you off!!

Words cannot express the anger I am feeling today for my experience with Smith Douglas and my home construction and its vendors. Finally, everything appeared to be going good with the repairs, after continuous maintenance tickets, which took over 4 months to complete. I've submitted 10 maintenance requests on the bottom heating and air conditioning unit. I've submitted maintenance tickets for several issues and finally, just this month everything was completed after hours and hours of my time and effort to get my new home in order.

At 2am this morning my lights started flickering in

My wife and I recently purchased a Smith Douglas Home in the Bartow area. The onsite agent made things quick and easy for our downsizing, and we've been nothing but happy with the results. Closing was very close to initial estimated date at start of construction, and the 2 minor issues (cosmetic) we've found were quickly remedied by their team. I would, and have, recommended them to other potential buyers.

We closed on our Smith Douglas home in January and love it!!! We are down sizing and chose the Avery plan because it's a ranch. This is our 3rd home since 2006 and have gone from 5000 to 2400 square feet. The Avery is a spacious 3 bedroom, 3 bath home with a beautiful open floor plan. Our issues have been minimum. The house is cozy and comfortable and our first gas heating bill was only $118 for about six weeks of service!!

This company employees are lazy and do not care about you as a customer. Customer service is 100% poor. The people they hire to work on thier homes do very poor jobs...it seems like they hire cheap labor to say the least. I 100% do not recommend. If everything is not completed by the close date, do not sign...even if they agree to come back and fix.

I have items they were suppose to fix but didn't. Poor paint job, shutters to window never came, electrical issues never fixed, etc (see photos below).

My husband and I decided to build a home using Smith Douglas in Georgia. So far this has been the worst experience of my life. I'm downsizing. We were told they would start our house around 8/6 well it's 8/23 and not one thing has been done. We also paid extra for them to "build out of order" whatever that means. The extra we have paid certainly hasn't caused them to start early or to even begin our home out of order. They are working right up the hill to our lot so the home right next to us will be started before ours. What was the point of paying them extra to so call

You need a full year to see how crappy these homes really are. This builder cuts corners at every chance they get, and they make getting anything fixed a hassle. They also tell you lies in the beginning to get you to hurry up and sign a bunch of paperwork later to tell you that this and that isn't covered and that you signed a stack of papers that say it. I've surveyed my neighbors and we were all given the same lies to get us in our homes, and MOST of us are not happy with the poor quality and follow up. Also be weary if the neighborhood isn't complete. They will make promises

There have been several instances of theft in our Smith Douglas neighborhood due to lack of street lights. Smith Douglas refuses to install street lights. When we bought our home in this neighborhood, it was with the understanding that the developement would have street lights. We were also told we would have a park, walking path, and the possibility of a pool. None of those things were true. If safety, honesty, and integrity are important to you when buying a home then do NOT buy a Smith Douglas home!

These are only some issues I've had after closing May 6:
Caulking, paint and drywall look horrible in master bath (like a 2 yr old painted and caulked the whole home)
Gutters are not attached and rain comes into the window.
Back door hard to close and isn't sealed needs adjusting
Master bath needs another layer paint (has streaks on walls)
Carpet is fraying where hardwood meets tack strip All tack strips need to be hammered down in all rooms
Master bath plumbing hardware is loose, and shower head leaks. Guest bathroom shower is leaking into kitchen pantry
