Look for cracks in the foundation when checking the exterior. If cracks are large enough, ware can seep into your home when the water table rises. Look for cracks in the exterior bricks or separation of siding along the seams. Observe the coloration of the mortar between the bricks, as discoloration could indicate that repairs have been made.
Deflection - sags or dips in flooring. Sill - a heavy horizontal timber or line of masonry supporting a house wall. Mortar - a mixture of sand, lime, gravel, and water used between bricks or stones on a structure. Reveal - the part of an opening for a window or door which is between the outer edges of the opening and the frame of the door or window.
Plan to spend roughly $1.00 - $1.50 per square foot to level the home. Pier replacement, stabilization, joists replacement, sill replacement, and sub flooring problems will increase these costs significantly. Your foundation expert can provide these costs in detail to you. Plan to spend roughly $300 - $625 per piling, based on a 6-foot installation around the damaged area and service warranty offered.

I used Action Foundation for some repairs to the sills and floor joists in my pier and beam house. I called for a quote on a Thursday, liked the quote, and the work was finished by the next Monday. I am very pleased with the finished product. The owner, Don Little, is very knowledgeable and thorough in his work, but his prices are lower than others. I highly recommend using Action Foundation if you need some work on your pier and beam house.

I had foundation repairs on my garage which entailed lifting the building upward and laying concrete along the entire base. The work was done very professionally, efficiently and involved a great savings in monies. Following the work, I have received many compliments on the look of the entire building, as if it were entirely constructed anew.
