This phase begins by gathering information about the location. It involves researching planning/building codes and taking measurements and photographs of existing conditions.
Used for more complex projects in which detailed development of the design is needed before creating final construction and permit documents. Detailed documents are produced that can be submitted to contractors for bidding and local review. These documents are combined with the documents of other disciplines being coordinated by us.
During this phase we answer bidders' questions, respond to comments by local authorities, help with selecting a contractor, and resolve any last cost questions. An important role that we play is to serve as your representative during this phase. We make periodic visits to the construction site, attend meetings with you and the contractor, and answer contractor questions.

Founded in 2009, Lawrence Rugg architecture is a practice that specializes in both commercial and residential architecture. It is based on a concept of listening, learning, and leading: listening to both what our clients say and mean; learning about their needs, goals, and aspirations; and leading the process of attaining a creative, practical, timely, and cost-effective solution.
Our small size allows us to work intimately with our clients, whether they are a family remodeling a house, a commercial tenant or landlord who is looking for space to lease, or a large client who wants to build or remodel an entire building. Our considerable experience working on and leading many different types of projects gives us great depth and breadth of knowledge.
Lawrence (Larry) founded Lawrence Rugg Architecture in 2009 with the goal of providing a diversified practice that seamlessly integrates outstanding architectural design with excellent customer service. Having worked for large architectural firms for many years, Larry wanted to combine his considerable experience leading projects of all sizes with his creative ability, social skills, and attention to detail.
